About air conditioning in CT12
Any installation we do in CT12 follows the same process as everywhere else we work: survey, fixed-price quote, a neat installation, full commissioning and the F-Gas paperwork. You know the price before work begins and the paperwork is in your hands when we finish. We’re often asked to deal with a home office that warms up with screens and equipment and an old system that needs replacing, across VRF systems, ceiling cassettes and multi-split systems.
There’s very little for you to do on the day. Just let us in and point us to the units, or to where they’ll be fitted, and the rest is down to us. Before we leave, the area is tidied and we explain what we’ve done.
- You send photos, or we visit and survey the rooms and outside.
- Output, positions and price are settled before anything is booked.
- Sheets go down first, then the indoor unit and the condenser are mounted.
- Connections are made, checked for leaks and pulled down to a vacuum.
- The system is commissioned, the controls explained and the F-Gas records handed over.
What you’ll pay
The pipe route, the height of the units and how we reach them all affect the cost. We take each of them into account, and the price is fixed before we start.

How to get a quote
Here’s what helps us quote: the address and the type of property, photos of the rooms or units, the brand and model of anything already fitted and anything you’ve noticed, such as an error code or a noise. Once you have those, phone us on 07833 053749.
Local landmarks in Newington
Typical jobs here are in properties near St Christopher's Church, The Royal Harbour Academy and St George's Boys School and the streets around them. You will also find The Derby Arms (0.8 miles south-east) and Ramsgate Arts Primary School (less than half a mile south-east). The closest station to Newington is Ramsgate station, roughly 0.7 miles south-east of the centre. Other landmarks nearby include Ramsgate Museum (1.3 miles south-east) and Ramsgate General Hospital (1.4 miles south-east). Green spaces nearby include Sandwich and Pegwell Bay.
Air conditioning across CT12
Planning rules are the same across England, CT12 included: cooling-only units aren’t covered, listed buildings need consent and conservation areas restrict outdoor units facing a road.
London and the South East cover everything from city flats to rural cottages. Our work is F-Gas certified, NICEIC approved for the electrics and MCS certified for heat pumps. Parts of CT12 are on or near the coast, where salt air is hard on outdoor units. We choose positions and fixings with that in mind.
Newington: If your home is in one of the older streets near St Christopher's Church, it’s worth checking whether it’s listed or in a conservation area before an install. Quex Park (roughly 3.4 miles west) shows the area has its share of heritage. A listed home needs consent before an outdoor unit or pipework goes on.
Why it fails
Not everyone is after cooling. Old direct electric heaters turn electricity straight into heat, while a heat pump moves heat in from the outside air, so it gives out more heat than the electricity it uses. Most modern split systems work this way.
Common reasons people call us include:
- A portable unit with a hose out of the window
- Too many options and no clear advice
- A home office that warms up with screens and equipment
- Bedrooms and offices that overheat in summer
Managing agents and facilities teams in CT12
Where a tenant occupies the property but the landlord owns the system, it’s worth checking the agreement for who looks after the system. We’re happy to deal with either side and send the records to whoever needs them.
For anyone managing more than one building, we can plan visits across the portfolio and price them together. Each property gets its own records, so each one has its own history.
How we price air conditioning
The survey or diagnosis tells us what the work involves. We look at:
- Whether it’s a one-off job or part of a maintenance contract
- The equipment or parts the job needs
- What we find on the survey or diagnosis
- How many units are involved
Putting several jobs into one visit often makes better use of the time. Tell us about everything you’d like looked at and we’ll price it together.
Helping us quote
The more you tell us, the more accurate the quote. With your enquiry, please include:
- The rating plate or label on any existing unit
- Your consumer unit or fuse board
- The remote or wall controller showing any error
- The address and the type of property
Want a quote for air conditioning? Please call 07833 053749 or send an email with a few details about the property. We’ll talk you through the options and give you a fixed-price quote before you commit to anything.
Leave it or put it right?
Refrigerant rules have changed what new systems use. Since 2025, new single split systems with less than 3 kg of refrigerant can’t use F gases with a GWP above 750, which is why R32, with a GWP of 675, is now common. Older R410A systems have a GWP of 2088.
What your quote should include
- Whether a new circuit is included and who certifies it
- What the manufacturer’s warranty covers and for how long
- Whether extra work needs your approval first
- What’s in the price and what isn’t
Questions from CT12
Can I have air conditioning in a flat?
In many cases, but permissions come first. You’ll usually need the landlord’s or management company’s consent for the outdoor unit and the pipe route, so check the lease. Permitted development rules for flats are also tighter than for houses, and we flag anything that may need permission. This is general information, not legal advice.
Can you set up regular servicing?
Yes. We offer maintenance contracts, with visits at the interval your system and the manufacturer need. Each visit is written up and F-Gas records kept where they apply.
Do I need a new electrical circuit?
In most cases, yes: a dedicated circuit is needed. Adding a new circuit is notifiable building work under Part P unless it’s done by a registered competent person, and we’re NICEIC approved, so we can install and certify it.
How do you keep the place clean during the work?
Floors and furniture near the work are covered with dust sheets before any work starts, and the area is kept tidy throughout. Before we leave, we clear up and run through the work with you.
Do I need planning permission?
It can do. Heat pumps and cooling-only units are treated differently, and so are flats, listed buildings and conservation areas. We point out anything that may need permission at the survey, and the council has the final say. This is general information, not legal advice.
Is the equipment covered by a warranty?
It’s the manufacturer’s warranty, which varies by brand. Daikin, for example, gives a standard 2 years on split air conditioning, and we explain the terms for whichever brand you choose.
Do you work in CT12?
