Air conditioning across CM21: what to expect

A new system normally needs a dedicated circuit from the fuse board. Adding a new circuit is notifiable building work under Part P unless it’s done by a registered competent person, and our NICEIC approval means we install and certify it ourselves. The work covers ducted systems, air-to-air heat pumps and wall-mounted split systems, and people most often call us about bedrooms and offices that overheat in summer and expensive direct electric heating.

Think of the visit in three stages: look, put right and sign off. First comes a careful look at the system or the space, then we do the work, and finally everything is tested, recorded and explained. Most of the time goes on the middle part, which takes about a day for a single-room system, longer for multi-room and ducted systems.

  1. First comes a site survey, or pictures and measurements for a straightforward job.
  2. Each room is sized and you get a fixed-price quote setting out the equipment and the unit positions.
  3. Brackets go on, the units are hung and the refrigerant lines, cable and drain are routed between them.
  4. The electrical supply is connected, and the refrigerant circuit is pressure tested and evacuated.
  5. We commission the system, show you the controls and leave the F-Gas records and the manufacturer’s warranty details.

Pricing in CM21

Every job is different, so each one gets its own fixed-price quote. The system, the access, the pipe routes and the parts involved all make a difference.

Ask for a quote

Quoting starts with a diagnosis, from a site survey or, where the job is straightforward, from pictures and measurements. After that, we send a fixed price before any work starts.

Around Sawbridgeworth

Around Sawbridgeworth, our work takes us to homes and businesses near Fawbert and Barnard Infants' School, White Lion Hotel and Sawbridgeworth Congregational Church. Nearby too are Leventhorpe (0.7 miles north) and Gibberd Garden (1.3 miles south). The nearest railway station is Sawbridgeworth station, roughly 0.7 miles north-east of the centre. Nearby you will also find Harlow Mill (1.6 miles south-west) and Princess Alexandra Hospital (3.7 miles south-west). Green spaces nearby include Sawbridgeworth Marsh and Portingbury Hills.

Air conditioning across CM21: local notes

Across CM21, from Sawbridgeworth, Lower Sheering and High Wych to the villages, homes range from older terraces and cottages to new estates and flats. Each install starts with a survey of the rooms, the walls and where the outdoor unit can go, then a fixed-price quote.

Refrigerant work is done by F-gas qualified engineers for a certified company, while NICEIC approval covers the electrical work.

Sawbridgeworth: Much Hadham Palace (roughly 4.4 miles north-west) shows the area has its share of heritage. A listed home needs consent before an outdoor unit or pipework goes on. Around Sawbridgeworth Congregational Church, a quick check of the listing and conservation maps is part of planning any install.

Safe owner checks

Owners can handle the everyday basics: keeping the outdoor unit clear, checking the mode and set temperature, and the routine cleaning in the manual. Opening up the units, the electrics and the refrigerant circuit are a job for us.

On air conditioning, the filters in the indoor unit are normally the one part owners can clean, if the manual says so. They come out, get a gentle clean and go back only when they’re dry. On a heat pump, the equivalent is keeping the outdoor unit clear and checking the controls.

Different systems, different jobs

Pipework and condensate drains

We pressure test and evacuate the pipework before the system is charged, which keeps moisture and air out of the circuit. It’s recorded in the commissioning details.

Offices, shops and commercial rooms

Offices and shops typically need several units and sensible central controls. Sizing takes account of occupants, equipment and windows, and plan the work so the business keeps running.

Leave it or put it right?

New systems now use lower-impact refrigerants. Since 2025, new single split systems with less than 3 kg of refrigerant cannot use F gases with a GWP above 750, so new splits use refrigerants such as R32, with a GWP of 675. R410A, used in many older systems, has a GWP of 2088.

Comparing quotes

  • Whether the manufacturer’s warranty depends on regular servicing
  • How VAT is shown, and which rate applies
  • What’s in the price and what is not
  • Whether they looked at the job before pricing it

For landlords and property managers

Whether it’s one property or many, you get the same standard: a look at the job first, a fixed-price quote, work booked with the occupier and written records afterwards.

For anyone managing more than one building, we can quote and plan the work across all of them. Every address has its own paperwork, so each one has its own history.

Questions from CM21

Do you survey before quoting?

Yes. Photos often do the job for simple work, while bigger systems and repairs that need testing get a visit.

Does air conditioning work as heating?

Usually, yes. A heat pump moves heat from the outside air into the room, so it gives out more heat than the electricity it uses. To replace your main heating, there are extra conditions, including for the £2,500 Boiler Upgrade Scheme grant for air-to-air heat pumps.

How much does air conditioning installation cost?

For one room, a split system is typically £1,200–£2,200 + VAT. A two-room multi-split is typically £2,800–£4,500 + VAT, and three to five rooms £4,500–£8,500 + VAT, including supply, installation, commissioning and F-Gas documentation. The price is fixed before work begins.

Do you provide F-Gas records?

Yes. It’s the record a manufacturer or the next engineer will ask to see: the date, the work, and any refrigerant added or recovered.

Which type of system should I choose?

Number of rooms, space outside and how much of the unit you want to see all decide it. Ducted systems need a ceiling void or loft, and cassettes need a suspended ceiling, which we check on the survey.

Can you fit air conditioning in a leasehold flat?

In many cases, but permissions come first. Leaseholders normally need consent from the landlord or management company for an outdoor unit and holes through outside walls, so check the lease. Planning rules for flats are tighter too, so we point out anything that may need permission on the survey. This is general information, not legal advice.

Which manufacturers do you install and repair?

The main ones, including Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. For new systems, we recommend a brand and model to suit the job and explain why.
