Commercial air conditioning for The Holt

Commercial air conditioning in The Holt

Most businesses need to keep trading while the work is done. We plan out-of-hours, weekend and phased installs, so the building keeps running. The timing is set out with your quote. If the problem is changes of use that need a new layout and systems that need out-of-hours or phased installation, we can sort it out.

Around The Holt, there’s usually space for outdoor plant away from the road, out of sight and away from neighbours.

The records are your system’s health record: what was fitted or found, what was done and when. If anything goes wrong later, it helps the next engineer and the manufacturer, so keep it safe.

Questions from The Holt

Is air conditioning in The Holt permitted development?

It comes down to the building and the spot chosen for the outdoor unit. The centre of The Holt is in a conservation area. Since 2025, an air-to-air heat pump on a house can count as permitted development if it meets the conditions and isn’t used only for cooling. Listed buildings still need consent, and in a conservation area a road-facing wall or roof is not allowed under those rules. If there’s any doubt, we ask Wokingham council, which is typically the planning authority for The Holt.

Is The Holt within the area you cover?

Yes, smaller places are covered as well as towns. A few photos and the postcode are enough to get things started.

How much time does a commercial air con install need?

It takes from a couple of days for a few cassettes to a planned programme for a whole building. The size of the building, the system and any phasing make the biggest difference, and we set out the timing with your quote.

Do you offer maintenance contracts?

Yes. Tell us what you have and how it’s used and we’ll propose a schedule and quote for it. That can include the leak checks the F-gas rules require for larger systems.

Will I get records for the system?

Yes, always. A new system comes with commissioning details, F-Gas records and the manufacturer’s warranty information, while repairs and services get a written note of what was found and done.

Do you carry out TM44 inspections?

An accredited energy assessor has to carry out the inspection, and we are not assessors. We get the system ready and act on the findings.

Can you work around our opening hours?

We can. We fit the installation around when the building is in use, including phased work floor by floor.

What the work involves, system by system

F-gas records and TM44

Keeping the paperwork up to date helps with inspections, and we keep yours in order.

VRF and VRV systems

Larger systems carry more refrigerant, so F-gas leak checks and records are more likely to apply. We calculate the tCO2e and plan the checks.

A bursar or site manager at a school like Robert Piggott CofE Infant School will want the install planned around the school calendar, and we work to that. If you run a surgery, clinic or pharmacy in the area around St Mark's Hospital, about 4.4 miles north-east, cleanable, quiet units and regular maintenance matter.

Honest limits

Commercial air conditioning can’t fix everything, and we’d rather say so up front. It will not put right:

  • Building work beyond the installation itself
  • Fire risk assessments
  • Plumbing beyond the condensate drainage

If in doubt, ring us on 07833 053749 or write to us at info@aircondoctor.co.uk and we’ll say what we think.

Parts of the system we cover

  • VRF systems
  • Multi-split systems
  • Ceiling cassettes
  • Ducted systems
  • Wall-mounted split systems
  • Server and comms room cooling

Managing agents and facilities teams in The Holt

Bigger systems bring extra duties: systems with an effective rated output over 12 kW need a TM44 inspection by an accredited energy assessor at least every 5 years. We arrange the inspection, get the system ready and put right anything it picks up.

We regularly work with managing agents. Send the address, what’s needed and how access works and we will come back with a fixed-price quote.

The process

Every visit follows the same order: check the plan with you, protect the area, carry out the job, test what we’ve done and talk you through it. The visit itself takes anything from a day or two for a small office to several weeks of phased work on a large building. We plan the trip to The Holt around you.

  1. It starts with a survey on site, looking at the space, the people in it and the equipment.
  2. A fixed-price quote follows, covering the system type, the layout and the timing.
  3. The work is planned around your opening hours, with out-of-hours or phased work where it helps.
  4. On site, the team mounts the plant, runs and proves the pipework, and wires the controls.
  5. The system is commissioned and you receive the F-gas records, handover notes and manufacturer paperwork.

Getting ready for the visit

  • Give us access to the outside wall, roof or yard where the outdoor unit sits
  • Arrange for someone to be there to let us in
  • Make sure we can reach the consumer unit or fuse board
