Commercial air conditioning for homes and businesses in The Green
There’s no single best commercial system. Splits for small rooms, cassettes for open-plan ceilings, ducted for a hidden finish and VRF or VRV for many zones on one system. We explain the options and why we’d choose one over another. If the problem is systems that need out-of-hours or phased installation and older systems that can’t keep up, we can sort it out.
For a business near The Green, outdoor units normally have room at the back of the building.
Looking after a system is mostly common sense: keep the outdoor unit clear, follow the manufacturer’s guidance on cleaning and book a service at the interval they recommend. That also helps where the warranty terms ask for regular servicing.

Before you call an engineer
Owners can handle the everyday basics: keep the outdoor unit clear of leaves, plants and clutter, check the settings and the remote, and follow the cleaning the manual describes. Anything inside the units, the electrics and the refrigerant is engineer’s work.
Owner care supports servicing; it does not replace it. Clean filters and a clear outdoor unit help the system run as it should, but the inside of the units, the refrigerant and the electrics still need a qualified engineer.
Common problems we fix in The Green
The GB phase-down is reducing HFC supply, so refrigerants like R410A are getting scarcer and dearer for top-ups. Servicing and repairing R410A systems is still allowed, but it’s a factor when planning a replacement.
These are the situations we see most often:
- Comms rooms without enough cooling
- Older systems on refrigerants that are getting scarcer
- Installs that must fit around trading hours
If you run a surgery, clinic or pharmacy in the area around William Julien Courtauld Hospital, about 2.4 miles north-west, cleanable, quiet units and regular maintenance matter.
Questions to ask before you book
- Whether the quote shows VAT clearly
- What happens if the job turns out to be different on the day
- Whether they hold F-Gas company certification, not just individual qualifications
What we do, step by step
Protection comes first: dust sheets over floors and furniture near the work and nothing is moved without asking you. Then the electrics are made safe and the work begins. The work on site takes as long as the site and the system need, from a short install to a phased project planned around opening hours, and we clear up before we go. Advice
Different systems, different jobs
VRF and VRV systems
Some VRF systems can heat some rooms while cooling others, depending on the system chosen. We explain whether that would help your building.
Server and comms rooms
Adding a second unit gives resilience, and we can discuss how they share the load.
The Green questions
Do you cover The Green for commercial air conditioning?
We do: The Green falls inside our working area. Just call us on 07833 053749 or fill in the contact form with a few details.
Do I need planning permission for air conditioning in The Green?
There’s no single answer: the building and the outdoor unit position decide it. The half-mile around the middle of The Green holds about 8 listed buildings and structures. Since 2025, an air-to-air heat pump on a house can count as permitted development if it meets the conditions and isn’t used only for cooling. Listed buildings still need consent, and in a conservation area a road-facing wall or roof is not allowed under those rules. If there’s any doubt, we ask the planning department at Braintree council, typically the authority for The Green.
How does the warranty work?
The manufacturer provides it, on its own terms. Some terms depend on regular servicing by a qualified engineer so it’s worth keeping the service records.
Can I fit air conditioning or a heat pump myself?
The refrigerant side has to be done by a qualified engineer working for an F-Gas certified company. That is a legal requirement, and manufacturers expect it for their warranty too. We’re happy to quote for the full job, supply to commissioning.
Do you work on all makes?
We work with the leading brands, from Mitsubishi Electric, Daikin and Fujitsu to Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. Tell us the make and model and we will take it from there.
How quickly will you reply?
On the same working day you contact us. Then we agree a date that works for you, with a fixed price before work starts.
How long does a commercial installation take?
An installation takes from a couple of days for a few cassettes to a planned programme for a whole building. We confirm the timing after the survey, so phone us on 07833 053749 or write to us at info@aircondoctor.co.uk to arrange one.
