Air conditioning in Orsett, done properly
We fit wall-mounted splits, multi-split systems, ducted systems and ceiling cassettes, plus VRF systems for bigger commercial buildings. The right choice depends on the rooms, the building and how visible you want the indoor units to be, and we explain the options on the survey. Need an air conditioning installer for Orsett? We are based in East Grinstead and cover London and the South East, with a fixed-price quote before any work starts.
In a village like Orsett, many homes are older, and some are listed. We check that first, because permitted development does not apply within the grounds of a listed building.
Warranty periods vary by brand and by product. For example, Daikin’s standard warranty on split air conditioning is 2 years, and its longer extensions apply to its air-to-water units only. For any other brand, we explain the manufacturer’s terms on your quote.

How the visit works
Our engineers bring the tools, gauges and access equipment the job needs. You only need to give us clear access to the units, or their planned positions, and to the fuse board. On site, the work takes anything from a day for one room to several days for a multi-room or ducted system. Pictures of the space and where the outdoor unit could go let us plan the work in Orsett.
- We start by looking at the rooms, the walls and where the outdoor unit can go.
- You receive one fixed figure covering the kit, the fitting and the positions we agreed.
- On the day, we fit the indoor and outdoor units and run the pipework, cable and condensate drain.
- We connect the supply, pressure test the pipework and evacuate it before the refrigerant is released.
- We commission the system, show you the controls and leave the F-Gas records and the manufacturer’s warranty details.
How to prepare
- Give us access to the outside wall, roof or yard where the outdoor unit sits
- Keep pets and children away from the work area
- Let us know if the units are on a roof, a high wall or in a locked area
Getting a price
Quoting starts with a diagnosis, from a site survey or, where the job is straightforward, from pictures and measurements. Then you get a fixed price so you know the cost before we begin.

What else we do in Orsett
When something else is needed
Some problems need a different service or another trade:
- Damp from leaks or a lack of ventilation
- A lack of fresh air (most split systems recirculate room air rather than bringing fresh air in, which is a job for ventilation)
- A building fabric problem such as single glazing or no loft insulation
Not sure which it is? You can call 07833 053749 or email us and we will tell you honestly.

Questions from Orsett
Is air conditioning in Orsett permitted development?
That depends on the building and where the outdoor unit goes. Central Orsett is a short walk from the Orsett Conservation Area. Since 2025, an air-to-air heat pump on a house can count as permitted development if it meets the conditions and isn’t used only for cooling. Listed buildings still need consent, and in a conservation area a road-facing wall or roof is not allowed under those rules. If there’s any doubt, we ask the planning department at Thurrock council, typically the authority for Orsett.
Can you do air conditioning in Orsett?
Yes, Orsett is within the area we cover. To start, ring 07833 053749 or use the quote form with a few pictures.
Whose job is it to check the system for leaks?
The F-gas rules share it between the equipment’s operator and the engineers who work on it. The interval depends on the refrigerant charge, measured in tonnes of CO2 equivalent: at least every 12 months from 5 tCO2e, and every 6 months from 50 tCO2e.
Does air conditioning need its own electrical supply?
In most cases, yes: a dedicated circuit is needed. Under Part P, a new circuit has to be notified unless a registered competent person does it, and we’re NICEIC approved, so we can install and certify it.
Should I choose wall-mounted, ducted or cassette?
Number of rooms, space outside and how much of the unit you want to see all decide it. Ducted systems need a ceiling void or loft, and cassettes need a suspended ceiling and the survey confirms what’s possible.
What does it cost to install air conditioning?
Typically £1,200–£2,200 + VAT for a single-room split, depending on the room, the access and the pipe route. Where you sit in the range depends on pipe length, access, electrics and the model, while commercial systems are priced after a survey.
What size air conditioning unit do I need?
Floor area is only part of it. Glazing, orientation, the roof and what goes on in the room all affect it and the survey covers each of them.
Rented and managed buildings
We regularly work with managing agents. Tell us the property, the work and the access arrangements and we’ll come back with a fixed-price quote.
Where a tenant occupies the property but the landlord owns the system, it’s worth checking the agreement for who looks after the system. We’re happy to deal with either side and send the records to whoever needs them.
Air conditioning around Orsett
Census 2021 figures found about 80% of households in detached or semi-detached houses. A side passage or back wall normally gives the outdoor unit a home, and more than one bedroom can be cooled through a multi-split.
Most people start with the room that gets hottest, then add more rooms on a multi-split if needed. Around St Giles & All Saints Church, a quick check of the listing and conservation maps is part of planning any install.

Leave it or put it right?
New systems now use lower-impact refrigerants. From 2025, single splits under 3 kg can’t use refrigerants with a GWP over 750, which is why R32, with a GWP of 675, is now common. R410A, used in many older systems, has a GWP of 2088. Waiting rarely makes an air conditioning problem smaller.
The price reflects the work, not guesswork. That is why we look at the job first, from pictures or on a survey, and why the quote is fixed before work begins.
