In a village like Horney Common, many homes are older, and some are listed. We check that first, because permitted development does not apply within the grounds of a listed building, and the outdoor unit position is chosen to suit the building.

Looking after a system is mostly common sense: keep the outdoor unit clear, follow the manufacturer’s guidance on cleaning and book a service at the interval they recommend. It also keeps you on the right side of any warranty terms that ask for servicing.

Air conditioning in Horney Common: the local picture

VOA council tax data put about 43% of homes in the Horney Common area before 1919, and about 87% of households live in detached or semi-detached houses, according to Census 2021 figures. Older properties often mean solid walls and period details, so pipe runs are planned to stay neat and out of sight. With homes like that, finding a sensible outdoor unit position is rarely hard, and a multi-split lets two or more rooms run off it.

A loft bedroom or a glazed extension is often the room that prompts the first call. Homes near Christ Church are a good example of where we look up the heritage status of the building before fixing anything to it.

Questions from Horney Common

Do I need planning permission for air conditioning in Horney Common?

That depends on the building and where the outdoor unit goes. The half-mile around the middle of Horney Common holds about 5 listed buildings and structures. An air-to-air system used for heating as well as cooling can be permitted development on a house if it meets the conditions, but a cooling-only unit is not covered, listed buildings need consent and conservation areas restrict outdoor units facing a road. Where necessary, we check with Wealden council, which is typically the planning authority for Horney Common.

Is Horney Common within the area you cover?

Yes, smaller places are covered as well as towns. Visits to smaller places are planned so the engineer arrives with what the job needs.

Do I need a new electrical circuit?

Typically, yes. We check your consumer unit on the survey and include any electrical work on the quote and we install and certify the circuit as NICEIC approved contractors.

Can you set up regular servicing?

Yes. Tell us what you have and how it’s used, and we will suggest a schedule with a fixed price. That can include the leak checks the F-gas rules require for larger systems.

Can the outdoor unit go on a roof or at ground level?

We agree it with you on the survey. It needs space around it to breathe and room for an engineer to service it, and a position facing a road can bring extra planning considerations. We will tell you what to check before we fit it.

How do you keep the place clean during the work?

We put dust sheets over floors and furniture near the work first, and the area is kept tidy throughout. At the end, we clear up and show you what we’ve done.

Why use an F-Gas certified company?

Companies working on equipment that contains F gas must be certified by an approved body, and each engineer needs the right qualifications too. It means the refrigerant in your system is handled legally.

Leave it or put it right?

Refrigerant rules have changed what new systems use. Since 2025, new single split systems with less than 3 kg of refrigerant can’t use F gases with a GWP above 750, so new splits use refrigerants such as R32, with a GWP of 675. Older R410A systems have a GWP of 2088. A dirty or faulty system works harder and costs more to run.

The cost depends on the type of system and how many units are involved, how easy the units are to reach and the parts and time the job needs. You get a fixed price before we start, so you know where you stand.

Rented and managed buildings

We regularly work with managing agents. Tell us the property, the work and the access arrangements, and we’ll send a fixed-price quote.

Where a tenant occupies the property but the landlord owns the system, it’s worth checking the agreement for who looks after the system. We are happy to deal with either side, and the paperwork can go to both.

What happens on the day

The visit has three parts, a bit like a doctor’s appointment: look, put right and sign off. First we check the system or the space against the plan, then the work itself, and finally we test, record and explain. The middle part takes longest, which takes a day or more, depending on the number of rooms, the pipe routes and the access. A few photos help us make the most of a visit to Horney Common.

  1. First the diagnosis: a survey of the rooms, the walls, the outside and the electrics.
  2. Next, a recommendation for each room and a fixed price.
  3. Then the work: units up, pipes and drain run, and a new circuit where necessary.
  4. Testing: the circuit is pressure tested and evacuated before the refrigerant is released.
  5. The sign-off: commissioning, a walk through the controls, and the F-Gas records and warranty details.

Preparing for the visit

  • Let us know if the building has a permit or sign-in process
  • Have the make and model of any existing unit to hand
