Air conditioning in Birling, done properly

The best installations are planned before a single hole is drilled. We look at each room’s size, glazing, orientation and use, and we agree the unit positions and the route for the pipes, cable and drain before you get a fixed-price quote. Most enquiries from Birling start with one hot room: a bedroom, a home office or a loft conversion. That’s normally a single wall-mounted split, from £1,200 + VAT.

The electrics are part of the job: a dedicated circuit where the unit needs one, certified under NICEIC, so there’s no separate electrician or building control visit to arrange.

In a village like Birling, many homes are older, and some are listed. We check that first, because permitted development does not apply within the grounds of a listed building, and the outdoor unit position is chosen to suit the building.

Nothing is signed off by word of mouth: commissioning details for an installation, a fault and repair note for a repair, or a record of the service. Keep it with the system’s paperwork, because it helps with any later warranty question.

Rented and managed buildings

Portfolio owners often want one contractor and one number. We work across London and the South East, so a run of properties can go into one programme and kept on a regular cycle.

Landlords, letting agents and managing agents book us, not only the people who live or work in the property. Let us know who will give us access and who the records should go to, and we’ll keep everyone informed.

Birling questions

Is Birling in your area for air conditioning?

Yes, Birling is within the area we cover. Tell us a little about the job and we’ll take it from there.

Do you cover smaller places like Birling?

We do. Villages and hamlets get the same service as the bigger towns. A few photos and the postcode are enough to get things started.

Which brands do you work with?

The main ones, including Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. For a new system, we suggest the make and model that suit the property and tell you why.

Will you make a mess?

Protection goes down first: sheets over the floor and nearby furniture. Any drilling is agreed with you first, and we clear up the dust and offcuts before we leave.

Does servicing affect my warranty?

It depends on the manufacturer’s terms. Some warranty terms require the system to be serviced regularly by a qualified engineer, so it’s worth checking. Keep every service record either way.

How do I know what size unit to get?

Sizing is done on the survey, room by room. An undersized unit never catches up, and an oversized one cycles and wastes energy and we explain the output we recommend.

Will I get records for the system?

Yes. It’s your proof of what was done: a dated note of the work, with refrigerant details where they apply.

The process

The visit has three parts, a bit like a doctor’s appointment: look, put right and sign off. First we check the system or the space against the plan, then we do the work, and finally everything is tested, recorded and explained. The middle part takes longest, which takes a day or more, depending on the number of rooms, the pipe routes and the access. Visits to Birling are agreed with you in advance and planned so the job can be finished in one trip where possible.

  1. We survey the property, or work from your photos for a simple job.
  2. Output, positions and price are settled before anything is booked.
  3. On the day, dust sheets go down and the indoor and outdoor units are fitted.
  4. Connections are made, checked for leaks and pulled down to a vacuum.
  5. We commission, show you the controls and leave the F-Gas and warranty paperwork.

Before we arrive

  • Mention any parking restrictions near the property
  • Have the make and model of any existing unit to hand
  • Make sure we can reach the outdoor unit, or where it will go

Advice

System by system

Multi-split systems

Two rooms on a multi-split are typically £2,800–£4,500 + VAT, and three to five rooms £4,500–£8,500 + VAT. The pipe routes to each room make the biggest difference to the price.

Electrical supply

The fuse board is looked at during the survey, so the quote covers any electrical work needed. Older boards sometimes need more work to take a new circuit, and we explain why if so.

Air conditioning around Birling

The centre of Birling lies within the Birling Conservation Area. In the mile around Birling’s centre, 3 conservation areas have been designated. On the National Heritage List, around 8 entries fall within 0.5 miles of the middle of Birling; Church of All Saints (grade I) is one. Before any outdoor unit is fixed here, we find out whether the building is protected. Where it is, the planning team at Tonbridge and Malling council, which usually handles Birling has the final say on what’s allowed. About 31% of homes in the Birling area have been built since 2000, according to VOA council tax data, and about 65% of households live in detached or semi-detached houses, according to the last census (2021). Newer homes usually have cavity walls and loft space that make pipe runs easier, though some estates have planning conditions or covenants worth checking. With homes like that, finding a sensible outdoor unit position is rarely hard, and a multi-split lets two or more rooms run off it.

Starkey Castle (roughly 3.9 miles north-east) shows the area has its share of heritage. A listed home needs consent before an outdoor unit or pipework goes on.

What we’re called out for in Birling

Computers, screens, lighting and people all give off heat. A home office with a couple of screens, or a meeting room with a few people in it, warms up quickly, even on a mild day.

Most people get in touch when they notice one of these:

  • Rooms that get too hot to sleep or work in
  • A portable unit with a hose out of the window
  • Commercial rooms that are too warm for staff

If your home is in one of the older streets near Church of All Saints, it’s worth checking whether it’s listed or in a conservation area before an install.

Before you book anyone

  • Whether a new circuit is included and who certifies it
  • What paperwork you will receive afterwards
  • Whether the price is fixed or an estimate
