Rented and managed buildings

Keeping records across a portfolio is half the battle. Each visit is written up, plus the F-Gas records where refrigerant is involved, ready for a tenant, a buyer or an inspection.

When the building owner and the occupier are different, it’s worth checking the agreement for who looks after the system. We’re happy to deal with either side and send the records to whoever needs them.

How we handle air conditioning in Adur

The best installations are planned before a single hole is drilled. Each room is assessed for its size, windows, direction and how it’s used, then agree where the indoor and outdoor units go and how the pipework, cable and condensate drain will run before you get a fixed-price quote. When someone in Adur asks us for air con, the first questions are usually price and who will fit it. Our typical prices are on the site, and every install is done by F-Gas qualified engineers.

Villages like Adur often have older houses and cottages, some of them listed. That matters, because a listed home needs consent and permitted development rules do not apply to it, and the outdoor unit position is chosen to suit the building.

Aftercare is simple, and most of it is in the manual: keep the outdoor unit clear, follow the manufacturer’s guidance on cleaning and book a service at the interval they recommend. It also keeps you on the right side of any warranty terms that ask for servicing.

What air conditioning cannot fix

Some problems need a different service or another trade:

  • A building fabric problem such as single glazing or no loft insulation
  • Central heating repairs
  • An installation that needs consent nobody has given yet

If you’re not sure, just call us on 07833 053749 or use the quote form and we’ll give you a straight answer before booking.

What the work covers

  • Ceiling cassettes
  • Multi-split systems
  • Air-to-air heat pumps
  • Ducted systems
  • VRF systems
  • Wall-mounted split systems

What happens on the day

The work area is kept tidy throughout, with sheets down and mess cleared as we go. If we need to drill through a wall, we agree the spot with you first. On site, it takes about a day for a single-room system, longer for multi-room and ducted systems. Somewhere like Adur, it helps to know about lanes, gates and where to park.

  1. We survey the rooms and the outside of the property, or work from photos and details for simple jobs.
  2. Cooling loads are worked out room by room, and the written price names the make, the model and every position.
  3. The units go up and the pipework, cable and condensate drain are run neatly between them.
  4. Once the electrics are connected, the pipework is tested for leaks and put under vacuum before any refrigerant flows.
  5. We commission the system, show you the controls and leave the F-Gas records and the manufacturer’s warranty details.

Preparing for the visit

  • Arrange for someone to be there to let us in
  • Make sure we can reach the consumer unit or fuse board
  • Mention any managing agent or landlord rules we need to follow

How to get a quote

Every quote shows the VAT clearly, with the rate that applies to your job. Homes, businesses and different kinds of work can be treated differently for VAT, so we confirm it in writing rather than guess. For a fixed-price quote, ring 07833 053749 or send an email.

Adur questions

Is Adur within the area you cover?

Yes. Adur is within the area we cover across London and the South East. A few pictures and the postcode are enough to get things started.

Is the coast a problem for outdoor units in Adur?

It can, as Adur is within about 2 miles of the sea, where salt in the air is hard on coils and fixings. The outdoor unit position, its fixings and regular servicing all help near the sea.

Why does F-Gas certification matter?

Certification shows a business is approved to work on systems that hold F gas refrigerant. That isn’t optional: it’s required by law, and AirCon Doctor is certified.

Is planning permission needed for the outdoor unit?

It depends on the system and the property. In England, an air source heat pump on a house can be permitted development if it meets set conditions, including the MCS 020(a) noise check, while a unit that only cools isn’t covered and needs checking with the council. Listed buildings, conservation areas and flats have extra limits. This is general information, not legal advice.

Can we book visits on a schedule?

Yes. Send details of the systems and how they’re used, and we will suggest a schedule with a fixed price. Leak checks required by the F-gas rules can be built in for larger systems.

What does it cost to install air conditioning?

Typically £1,200–£2,200 + VAT for a single-room split, depending on the room, the access and the pipe route. Long pipe runs, difficult access, a new circuit and premium indoor units push the price up, while commercial systems are priced after a survey.

Do you work on systems someone else installed?

Yes. We start with a proper look and tell you honestly what we find, including anything about the original installation that needs putting right. You get a fixed price before any work goes ahead.

Air conditioning around Adur

Adur is within about 2 miles of the coast. Some manufacturers offer anti-corrosion coated coils for coastal sites, and we will tell you if the model you choose has that option. About 71% of households live in detached or semi-detached houses, according to the last census (2021). With homes like that, finding a sensible outdoor unit position is rarely hard, and a multi-split lets two or more rooms run off it.

Portslade Manor, about 3.2 miles east, is one of the historic houses nearby, and if your own home is listed, consent comes before any air conditioning is fixed to it. Around St Nicolas' Church, a quick check of the listing and conservation maps is part of planning any install.

After we’ve gone

Looking after the system is mostly common sense. A few tips:

  • Report drips, noises or error codes right away
  • Keep the F-Gas records, commissioning details and warranty information together
  • Keep the room closed while it runs

We clear up before we go: sheets removed, packaging cleared up and pipe holes sealed. Outside, the pipework is neatly fixed and protected as agreed on the survey.

Do not ignore small changes. A drip, a noise or a flashing light is often an early sign of a fault, and early repairs are usually simpler.

A customer’s words

“Excellent service from start to finish. Two wall-mounted units installed in our home. Clean, tidy work: they protected all the floors and left no mess. The systems work brilliantly. Would highly recommend.”
