How we handle air conditioning servicing in The Willows

Maintenance contracts suit anyone who would rather not have to remember when the next service is due. The visits, the scope and the cost are fixed with your quote, so the system is looked after on a regular schedule. Typical jobs include water dripping from the indoor unit and smells coming from the indoor unit, on wall-mounted split systems, multi-split systems and ducted systems.

In a village like The Willows, outdoor units often face hedges, fields or gardens, so leaves, seeds and cobwebs collect on the coil. A yearly clean keeps the system working well.

Some manufacturers make regular servicing by a qualified engineer a condition of their warranty. Where yours does, a regular service with us keeps that side in order, and every service is written up.

What we are called out for in The Willows

Outdoor units sit in the weather all year. Leaves, grime and plant growth gather on the fins and around the unit and that restricts the airflow it relies on.

It’s time to call us if you’re dealing with:

  • Noisy fans or rattling from the outdoor unit
  • Warning lights on the indoor unit
  • Smells coming from the indoor unit

Site managers at schools like Furneux Pelham Church of England School can have the site’s units serviced during a holiday.

Our hiring checklist

Looking after it afterwards

Every system needs looking after, and most of it is easy. Our tips:

  • Keep the filters clean between visits
  • Hold on to every service report
  • Call about new noises or smells rather than waiting

For systems that need them, the leak check and its result go on record, and the next check is due within the period the rules set. We can diary it for you.

Keep the area around the outdoor unit clear. Leaves, garden waste, bins and climbing plants all restrict the airflow and should be moved away.

The Willows questions

Is The Willows within the area you cover?

Yes, and the size of the place makes no difference to how we work. We are based in East Grinstead and plan each visit so the job can be finished in one trip where possible.

Can you do air conditioning servicing in The Willows?

We do: The Willows falls inside our working area. Tell us a little about the job and we will take it from there.

Who is responsible for leak checks?

Whoever operates the equipment, together with the technicians who service it. Systems below 5 tCO2e fall outside the set leak check intervals, while larger ones need checks at least every 12 months, or every 6 months from 50 tCO2e. We can tell you which band your system falls into.

What do you check on an air conditioning service?

We clean the filters and coils, clear the condensate drain and check the fans. The electrics, controls and refrigerant circuit are tested too, with an F-gas leak check where the system requires one.

Do you provide F-Gas records?

Yes. It’s your proof of what was done: a dated note of the work, with refrigerant details where they apply.

Can I have a maintenance contract for my air conditioning?

Yes. A contract sets out how often we visit and what each visit covers, at a fixed price agreed with your quote. It suits anyone who would rather not track service dates.

How often should air conditioning be serviced?

Yearly servicing is the usual starting point and more often for systems in constant use. Check your manufacturer’s warranty conditions too, as they may set out servicing requirements.

How it works

The visit goes in the diary at a time that works for you, and we keep you posted if anything changes. When we arrive, we check the job against the survey or the pictures you sent. Anything unexpected is raised with you before we go further. From there, the work takes around an hour for one indoor and one outdoor unit, with extra time for each additional indoor unit. Visits to The Willows are agreed with you in advance and planned so the job can be finished in one trip where possible.

  1. A date is fixed and the service price confirmed in advance.
  2. Before any cleaning, the system is run so we can see how it behaves.
  3. Filters, coils, fans and drains are cleaned and cleared.
  4. Electrical and refrigerant checks follow, including a leak check if the rules require one.
  5. It’s run once more to confirm all is well, and the record is left with you.

Getting ready for the visit

  • Plan for pets to be kept clear during the visit
  • Let us know where the consumer unit is
  • Name a contact who can meet us at the agreed time

Advice

Keeping systems in The Willows running

Valuation Office Agency council tax records show about 31% of homes in The Willows and the neighbourhoods around it were built in 2000 or later, and about 75% of households live in detached or semi-detached houses, according to Census 2021 figures. Access to the outdoor unit is the one detail that most changes how a visit is planned. Draw a one-mile circle round the middle of The Willows and it takes in 2 conservation areas. That only matters for replacements, where a new outdoor unit on a protected building can need consent.

What the work involves, system by system

Indoor and outdoor coils

The outdoor coil does the same job on the other side of the system. It collects garden debris and dirt and we clean it and make sure the air can flow.

Condensate drains and pumps

When the system cools, every indoor unit makes water. We clean the drain tray and clear the pipe so the water has a clear path out.
