Air conditioning servicing near Fairlight

About our air conditioning servicing in Fairlight

Every hour, an indoor unit draws the room’s air through its filter and over its coil again and again. Whatever is in the air, from dust to pet hair, collects on the filter and coil. A service clears it away, letting air pass through the unit properly and the condensate drain away. Common call-outs are for iced-up coils or pipework and new noises from the indoor or outdoor unit, across air-to-air heat pumps, wall-mounted split systems and VRF systems.

Most systems around Fairlight need servicing once a year, best done before summer.

Each manufacturer sets its own warranty period. For instance, Daikin’s standard warranty on split air conditioning is 2 years, and its longer extensions apply to its air-to-water units only. Whatever the brand, the manufacturer’s terms are explained on your quote.

How the visit works

The visit goes in the diary at a time that works for you, and we let you know if plans need to move. On arrival, the engineer compares the job with the survey, your photos or the details you gave us. If something is different, we talk it through with you before carrying on. From there, the work takes anything from an hour for a simple split system to most of a day for a larger installation. Rural lanes and tight entrances are worth mentioning before a visit to Fairlight.

  1. We start with the basics, such as the brand, the number of indoor units and any symptoms.
  2. We run the system first and see how it’s performing.
  3. Filters are cleaned, coils treated and the drain tray and pipe cleared.
  4. We check the electrics, the controls and how the refrigerant circuit is performing, and carry out a leak check where the rules call for it.
  5. You get a service record, with anything that needs attention explained.

How to prepare

  • Arrange for someone to be there to let us in
  • Tell us about parking and loading
  • Clear access to the fuse board

Getting a price

Photos are enough for some jobs; others need a visit first. Bigger systems, commercial sites and awkward pipe routes are normally surveyed on site. Either way, you get a fixed price before any work is booked.

Common questions in Fairlight

Does sea air affect air conditioning in Fairlight?

It can. Fairlight is within about 1 mile of the coast, and salt air speeds up corrosion on outdoor units. A yearly service that rinses and checks the outdoor coil matters more near the sea.

Does my air con in Fairlight need a yearly service?

A yearly visit is right for most households. Larger systems holding 5 tonnes CO2 equivalent or more also need a leak check at least every 12 months under the F-gas rules.

Why does F-Gas certification matter?

F-Gas certification shows a company is approved to work on equipment containing fluorinated gases, such as the refrigerant in air conditioning and heat pumps. In Great Britain, that certification is a legal requirement, not an optional extra, and AirCon Doctor is certified.

Who has to arrange F-Gas leak checks?

The operator of the equipment, working with qualified engineers. Larger systems need regular checks: at least every 12 months from 5 tCO2e and every 6 months from 50 tCO2e. We’ll work out which band applies to yours.

Can I have a maintenance contract for my air conditioning?

Yes, and the schedule is set around your system. We agree the cost up front and you get a record after every visit.

Will I get records for the system?

Yes. It’s the record a manufacturer or the next engineer will ask to see: the date, the work, and any refrigerant added or recovered.

Which accreditations do you hold?

We hold F-Gas company certification, which the law requires for any business working on refrigerant. NICEIC approval, MCS certification for heat pumps and Checkatrade membership sit alongside it.

What the work involves, system by system

Condensate drains and pumps

Where water cannot drain by gravity, a condensate pump lifts it. We check the pump runs and switches as it should, because a failed pump is a common reason for drips.

Wall-mounted, ducted and cassette units

In most homes, the indoor units are wall-mounted. Filters and covers come off easily for cleaning and the drain is cleared at the same visit.

Let and managed properties

We work for landlords, letting agents and managing agents as well as homeowners and businesses. Tell us who the contact on site is and who should receive the paperwork, and we’ll keep everyone informed.

We also work for facilities teams in offices, schools and public buildings across East Sussex. Work can be phased by floor, zone or building around the people who use them.

Keeping the system healthy

Think of this as the after-treatment advice, in brief:

  • Keep plants, bins and stored items away from the outdoor unit
  • Keep doors and windows closed while the system is cooling
  • File each service record with the manufacturer’s documents

The best time to book the next service is now, while you remember. Spring suits systems used mainly for cooling, and autumn suits those used for heating, though any time of year works.

Keep the area around the outdoor unit clear. Leaves, garden waste, bins and climbing plants all restrict the airflow, so clear them back.

Keeping systems in Fairlight running

At about 1 mile from the coast, Fairlight is close enough for sea air to matter. Near the sea, rinsing and checking the outdoor coil for corrosion is an important part of every service. Central Fairlight is inside a conservation area. Grangewood House, listed at grade II, is one of roughly 5 protected buildings and structures in the half-mile around Fairlight’s centre. If a repair turns into a replacement on a listed building or in a conservation area, we check the planning position before changing the outdoor unit. About 37% of households live in terraced houses, according to the last census (2021). On terraced streets, outdoor units are normally at the back, so tell us how we get to the rear of the property.

If you can’t remember the last service, it’s probably due. For a school like The Hastings Academy, maintenance visits can be booked out of term.
