Air conditioning servicing in Cross-at-Hand
A service is as much a check-up as a clean. The engineer checks fans, pipe insulation, controls and electrical connections, and tells you about anything that looks like it’s heading for trouble. The work covers VRF systems, ducted systems and multi-split systems, and common reasons people get in touch are a musty or damp smell when the unit starts and new noises from the indoor or outdoor unit.
Around Cross-at-Hand, outdoor units sit close to gardens and greenery, where seeds and leaves collect on the coil. A yearly service clears them.
Whatever the visit, you get a written record: commissioning details for an installation, a fault and repair note for a repair, or a record of the service. File it with the manual, because it helps with any later warranty question.

What air conditioning servicing can’t fix
To be straight with you, there are a few things this work will not fix:
- Poor original installation, such as drains without a proper fall
- Heat from large windows, roof spaces or equipment beyond the system’s capacity
- A system short of gas because of a leak
If you’re not sure, just call 07833 053749, or email if that’s easier and we’ll give you a straight answer before you book.
Where we work
- Ducted systems
- VRF systems
- Wall-mounted split systems
- Multi-split systems
- Ceiling cassettes
- Air-to-air heat pumps
Looking after it afterwards
So the system stays in good health:
- Keep doors and windows closed while the system is cooling
- Keep the filters clean between visits
- Make sure the condensate outlet can drain
The best time to book the next service is now, while you remember. Many people book in spring, before the cooling season, or in autumn if they use the system for heating although we service all year round.
Make sure condensate pipes outside aren’t crushed, blocked or buried. A pipe that’s been knocked or covered can back up into the indoor unit.
Cross-at-Hand: your questions answered
Will you come out to Cross-at-Hand?
We do. Villages and hamlets get the same service as the bigger towns. We’re based in East Grinstead and plan each visit so the job can be finished in one trip where possible.
Is Cross-at-Hand in your area for air conditioning servicing?
Yes. We work across London and the South East from our base in East Grinstead, and Cross-at-Hand is part of that. To start, phone us on 07833 053749 or fill in the contact form with a few photos.
Will you make a mess?
We start with protection: dust sheets over floors and anything close to the work. Any drilling is agreed with you first, and we clear up the dust and offcuts when we finish.
What’s included in an air conditioning service?
Filters, coils, fans and the condensate drain are all cleaned and checked. We also check the electrical connections, the controls and the refrigerant performance, with an F-gas leak check where the system requires one.
Do you work on commercial properties?
Yes. We work for homeowners, landlords, letting and managing agents, and businesses of every size across London and the South East. Let us know who the records should go to.
Can you come out in an emergency?
Yes. If something urgent happens, like water coming from a unit or a critical room overheating, call our 24/7 line and we’ll tell you what to do first.
Who has to arrange F-Gas leak checks?
The operator of the equipment, working with qualified engineers. Systems below 5 tCO2e fall outside the set leak check intervals, while larger ones need checks at least every 12 months, or every 6 months from 50 tCO2e. We can tell you which band your system falls into.
The process
You do not need to do much on the day. Just let us in and point us to the units, or to where they’ll be fitted, and we take it from there. Before we leave, the area is tidied and we explain what we have done. We agree a date with you and plan the visit to Cross-at-Hand so we arrive with what’s needed.
- First we take the details: brand, model if you have it, how many indoor units and anything that is been bothering you.
- We run the system first and see how it’s performing.
- We clean the filters and coils and make sure the condensate drains away.
- Next come the terminals, the controller and the refrigerant side, with a leak check if the system’s size makes one a legal duty.
- We leave you a record of the service and explain anything we found.
Before we arrive
- Clear a path to the units and the space around them
- Tell us about access, such as roof hatches, high walls or locked plant areas
- Let us know where the consumer unit is

Whether it’s one property or many, the approach is the same: a look at the job first, a fixed-price quote, work booked with the occupier and written records afterwards.
The F-gas rules share responsibility for leak checking between the equipment’s operator and the service technicians. In a let or managed building, it’s worth agreeing who that operator is and we’re happy to deal with whoever it is.
Servicing in Cross-at-Hand: local notes
VOA council tax data show about 31% of homes in the Cross-at-Hand area were built in 2000 or later, and about 74% of households live in detached or semi-detached houses, according to Census 2021 figures. If the outdoor unit is high up or behind a locked gate, mention it when you book. On the National Heritage List, around 5 entries fall within 0.5 miles of the middle of Cross-at-Hand; Home Farmhouse (grade II) is one. Swapping an outdoor unit on a listed building or in a conservation area may need consent, so we’ll flag it if a replacement is needed.
Water dripping from the indoor unit often traces back to a drain that needs clearing. Spring is a good time for a service, before the system is needed for cooling.
