How we handle air conditioning servicing in Breach

Servicing is also a chance to spot faults early. The engineer checks fans, pipe insulation, controls and electrical connections, then explains anything that looks like it could cause a problem later. The work covers VRF systems, wall-mounted split systems and ceiling cassettes, and people most often call us about a system that struggles to cool on warm days and a musty or damp smell when the unit starts.

Most systems around Breach need servicing once a year, best done before summer.

If a fault appears while the equipment is under the manufacturer’s warranty, tell us the make, model and installation date. We will tell you how the manufacturer’s warranty is likely to apply before anything chargeable is done.

What owners can safely do

Before you call us about a fault, a few checks can save a visit: is the system in the right mode, is the set temperature sensible, are the remote’s batteries working and has the breaker tripped. If a breaker trips again after you reset it, leave it off and ring 07833 053749 or write to us at info@aircondoctor.co.uk.

Don’t move, re-route or disconnect units or pipework yourself. Disconnecting a system means dealing with refrigerant, which only a qualified engineer can do, and the electrical side needs a competent person. If you need something moved, we can quote for it.

Common questions in Breach

Does my air con in Breach need a yearly service?

For most homes, once a year. Check your manufacturer’s warranty terms too, as some of them make regular servicing a condition.

Is Breach within the area you cover?

Yes, smaller places are covered as well as towns. We are based in East Grinstead and plan each visit so the job can be finished in one trip where possible.

Whose job is it to check the system for leaks?

The F-gas rules share it between the equipment’s operator and the engineers who work on it. The interval depends on the refrigerant charge, measured in tonnes of CO2 equivalent: at least every 12 months from 5 tCO2e, and every 6 months from 50 tCO2e.

Do you have a 24/7 line?

Yes. For anything urgent, such as a system failing in a server room or water leaking from a unit, ring our 24/7 line and we’ll agree what happens next.

Will you regas my air conditioning on a service?

We check refrigerant performance on every service, but adding gas is separate work. If it’s low, a leak repair comes first and the regas follows with a fixed price for each step.

What does F-Gas certified mean?

Anyone installing, repairing or servicing the refrigerant side must be qualified, and their company certified. Ask to see proof before booking anyone, and we’re happy to show ours.

Can I fit air conditioning or a heat pump myself?

Not the refrigerant work. The F-gas rules require certified companies and qualified engineers for it, and a new electrical circuit is notifiable building work unless a registered competent person does it.

When it’s something else

We’d rather tell you now than sell you work that won’t help, so these are the things it will not cover:

  • Cooling capacity that does not match the space
  • A refrigerant leak, which needs finding and repairing, not topping up
  • Major component failures that call for a repair visit

If in doubt, give us a ring on 07833 053749 or write to us at info@aircondoctor.co.uk and we will say what we think.

How it works

The visit goes in the diary at a time that works for you, and we keep you posted if anything changes. On arrival, the engineer compares the job with the survey, your pictures or the details you gave us. If something is different, we talk it through with you before carrying on. From there, the work takes anything from an hour for a simple split system to most of a day for a larger installation. Photos of the room and the outside of the property help us plan a visit to Breach.

  1. We start with the basics, such as the brand, the number of indoor units and any symptoms.
  2. We run the system first and see how it’s performing.
  3. Filters, coils and the condensate drain are cleaned and cleared.
  4. Temperatures and pressures tell us how the refrigerant circuit is doing, alongside checks on the wiring and controls.
  5. Before leaving, the engineer writes up the visit and talks you through anything worth knowing.

Before we arrive

  • Clear a path to the units and the space around them
  • Keep pets out of the rooms we are working in
  • Let us know if the building has a permit or sign-in process

Keeping systems in Breach running

There are 2 conservation areas within a mile of the centre of Breach. Breach Farmhouse, listed at grade II, is one of roughly 8 protected buildings and structures in the half-mile around Breach’s centre. For most visits that makes no difference. It only comes up when an outdoor unit has to be replaced on a protected building. Census 2021 figures found about 79% of households in detached or semi-detached houses. Tell us where your outdoor unit is and how to reach it, so we can plan the visit.

Spring is a good time for a service, before the system is needed for cooling. A musty smell from the indoor unit is often a sign it needs a service.

Let and managed properties

Under the GB F-gas rules, responsibility for leak checks is shared between whoever operates the equipment and the engineers who work on it. In a let or managed building, it’s worth agreeing who that operator is, and we can work for either side.

Bigger systems bring extra duties: systems with an effective rated output over 12 kW need a TM44 inspection by an accredited energy assessor at least every 5 years. We can arrange it, prepare the system for it and fix what it finds.

A customer’s words

“Office air con broke down in the July heatwave. Called at 8am, engineer was here by noon and fixed within 2 hours. Brilliant emergency response. They now hold the service contract for the whole building.”
