Air conditioning repair in Underriver
A symptom is only a clue: warm air, drips and error codes can each have several causes. Warm air can mean anything from a dirty filter to a sensor, board or refrigerant fault, so we diagnose before we repair. Common call-outs are for water leaking from the unit or through the ceiling and a system that runs but doesn’t cool the room, on wall-mounted split systems, ducted systems and multi-split systems.
Around Underriver, repairs tend to be home systems, garden rooms and a few businesses. A photo of the unit’s label and a description of the fault help us plan.
We are an F-Gas certified company, NICEIC approved for electrical work, with MCS certification for heat pumps and Checkatrade membership. Our engineers hold the F-gas qualifications needed to work on refrigerant.

When something else is needed
An honest diagnosis matters more to us than a booking, so here’s what this work cannot put right:
- A supply fault outside the property
- A building problem rather than a system fault
- An old system with obsolete parts
If you are not sure, just call us on 07833 053749 or email us and we will give you a straight answer before you book.
Parts of the system we cover
- VRF systems
- Multi-split systems
- Ceiling cassettes
- Heat pumps
- Wall-mounted split systems
- Ducted systems
Keeping the system healthy
After the visit, a few habits help:
- If there’s ice on the pipes, switch off and let it melt
- If the breaker trips twice, leave it off
- Keep the outdoor unit clear of leaves and clutter
If a repair does not make sense, you will hear it from us, and explain why. If replacement is the better option, we can quote for it on the same visit.
Have the system serviced once a year. The engineer cleans what you cannot reach and picks up problems before they cause a breakdown and that’s typically simpler than a breakdown repair.

What else we do in Underriver
Air conditioning repair in Underriver: the local picture
About 22 miles out from central London, Underriver is part of the South East area we work across. Underriver’s centre falls inside a designated conservation area. About 22 listed entries lie within half a mile of central Underriver, Catts Cottage (grade II*) among them. For most visits that makes no difference. It only comes up when an outdoor unit has to be replaced on a protected building.
The make, model and error code are the most useful things to tell us. If a system fails at a school such as Sevenoaks Preparatory School, our 24/7 line takes the call, and planned repairs can wait for the holidays.
Underriver is about 3 miles south-east of Sevenoaks, in Kent. Our engineers cover Underriver for air conditioning repair and across the rest of Kent. In Kent alone we list 922 places, and Underriver is one. East Grinstead, roughly 13 miles off, has its own page on this site.
Our nearest recent job to Underriver was on Granville Road, Oxted (RH8), about 10 miles west: installing a Mitsubishi Electric wall-mounted unit in the home gym and a second unit in the master bedroom.
All of TN15 is within our area, from the main roads to the quietest streets. Neighbouring places we cover include Budds (1 mile east), Bitchet Green (1 mile north-east), Watt's Cross (2 miles south), Godden Green (2 miles north) and Stone Street (2 miles north-east). Further out, we also cover Maidstone (13 miles east), Dartford (14 miles north), Sevenoaks (3 miles north-west) and Royal Tunbridge Wells (8 miles south).
What’s near Underriver

Nearby you will also find Sevenoaks Museum (2.2 miles north-west) and Tonbridge Castle (4 miles south-east). The countryside around Underriver includes Dryhill Nature Reserve and Barden Lake.
Safe owner checks
Owner care supports servicing; it does not replace it. Simple care keeps the air moving through the system, but the refrigerant circuit, the electrics and the parts you can’t see still need an engineer at the interval the manufacturer recommends.
Refrigerant is off limits for anyone without the right qualifications. The law requires anyone working on equipment containing F gas to hold the right qualifications, and the company to be certified, and refrigerant lines can cause cold burns. A suspected leak is our job, not yours.
What happens on the day
The first job on site is protection: dust sheets over floors and furniture near the work, and we ask before moving anything. After that, anything electrical is made safe and we start. It takes an hour or two to diagnose most faults, with the repair time depending on what we find, and we clear up before we go. A note on how to find the property and where to park makes a visit to Underriver easier.
- It starts with the symptoms: what the unit is doing, the make and any code on the display.
- On the diagnosis visit, the engineer tests the system rather than guessing.
- We explain the cause and give you a fixed price for the repair before any work goes ahead.
- We repair the fault, and where refrigerant is involved, the leak is found and fixed before recharging.
- The system is run and checked in every mode, and we tell you about anything else we noticed.
Preparing for the visit
- Let us know if the units are on a roof, a high wall or in a locked area
- Let us know if the building has a permit or sign-in process
- Have the make and model of any existing unit to hand
Getting a quote
The quickest way to a quote is to send pictures: the inside and outside of the property where the work is, plus the rating plate of any unit already there. Tell us the address and what you need, and many jobs can be priced from that.
Related advice
Underriver: your questions answered
Do you cover Underriver for emergency air conditioning repairs?
The emergency line is open around the clock, and Underriver is one of the places it covers. A diagnosis call-out starts from £75 + VAT, and knowing the brand and the symptoms helps us plan it.
Is Underriver within the area you cover?
Yes, smaller places are covered as well as towns. We are based in East Grinstead and plan each visit so the job can be finished in one trip where possible.
Why is water dripping from my indoor unit?
Most leaks come from a blocked drain, a failed pump or a unit that has dropped out of level. Ice on the coil from low airflow or low refrigerant can also melt and drip. Switch the unit off and call us on 07833 053749 or drop us a line.
How do you keep the place clean during the work?
We start with protection: dust sheets over floors and anything close to the work. Any drilling is agreed with you first, and we clear up the dust and offcuts before we leave.
Can I do any of the installation myself?
No, not the refrigerant side. Under the F-gas rules, it must be done by qualified engineers from a certified company, and a new circuit is notifiable under Part P unless a registered electrician, such as a NICEIC approved contractor, does it.
Can you repair an R22 air conditioning system?
Servicing with new R22 isn’t allowed, because it depletes the ozone layer. A fault that does not involve the refrigerant may still be repairable, depending on parts, but a refrigerant leak typically means replacement. We explain the options and quote for a new system if that is the answer.
Is there a survey before the work?
Yes. We always look before we price, on a survey, or from your pictures and details where the job is simple. Then you get a fixed-price quote.
