What a repair looks like in Burlington Estate

Burlington Estate’s centre falls inside the Mayfair Conservation Area. In the mile around Burlington Estate’s centre, 32 conservation areas have been designated. About 1,004 listed entries lie within half a mile of central Burlington Estate, Bodley House Chambers B1 to 6 (grade I) among them. Day-to-day work on an existing system isn’t affected; a replacement outdoor unit on a protected building might be. About 52% of homes in Burlington Estate and the neighbourhoods around it were built before 1919, according to VOA council tax data, and the 2021 Census found about 93% of households live in flats. In flats, outdoor units are often on balconies, roofs or high walls, so tell us how we reach yours. In London, access to outdoor units on roofs and balconies can need planning, so tell us how to reach yours.

For a home or office near Bond Street station, tell us the make, model and error code when you call, so we can plan the repair. For a school like LITE Regal International School, urgent repairs can be booked right away and bigger work in the holidays.

Air conditioning repair in Burlington Estate

We treat a faulty system the way a doctor treats a patient: find the cause, put it right and check it’s healthy before we leave. Guessing is expensive, and replacing a board when the fault is a sensor leaves the problem in place. We’re often asked to deal with a noisy indoor or outdoor unit and an error code or flashing light on the unit, across VRF systems, heat pumps and ducted systems.

In a London area like Burlington Estate, a lot of the systems we repair serve flats and small offices, with outdoor units on balconies, rear walls or flat roofs. Telling us where the outdoor unit is and how we reach it saves time on the visit.

Whatever the visit, you get a written record: commissioning details and F-Gas records for a new system, a note of the fault and the fix for a repair, or a service record. File it with the manual, because it helps with any later warranty question.

Before you call an engineer

Don’t move, re-route or disconnect units or pipework yourself. Disconnecting a system means dealing with refrigerant, which only a qualified engineer can do, and the electrical side needs a competent person. Ask us to quote for a move instead.

Never try to top up, release or handle refrigerant yourself. The law requires anyone working on equipment containing F gas to hold the right qualifications, and the company to be certified, and escaping refrigerant can cause cold burns. If you suspect a leak, switch the system off and call us.

System by system

Circuit boards and sensors

We test sensors and boards before replacing them, so you do not pay for a part that wasn’t the problem. Some parts need ordering from the manufacturer, and we tell you if so.

Refrigerant leaks

Topping up without finding the leak only delays the next breakdown, and it releases more refrigerant into the air. That is why we repair the leak first.

What air conditioning repair can’t fix

Air conditioning repair can’t fix everything, and we’d rather say so up front. It won’t put right:

  • A supply fault outside the property
  • Heat gains the system was never designed for
  • A refrigerant fault on an R22 system (new R22 cannot be used for servicing, so replacement is usually the answer)

Not sure which it is? You can phone us on 07833 053749, or email if that’s easier and we’ll tell you honestly before you book.

What the work covers

  • Heat pumps
  • Wall-mounted split systems
  • Ducted systems
  • Multi-split systems
  • VRF systems
  • Ceiling cassettes

Your questions about air conditioning repair in Burlington Estate

Do you cover Burlington Estate for emergency air conditioning repairs?

Burlington Estate is within our area, and the emergency line is open 24/7. Say what the system is doing and whether it shows a code, and we will advise on the next step.

Is Burlington Estate in your area for air conditioning repair?

Yes. We work across London and the South East from our base in East Grinstead, and Burlington Estate is part of that. Just ring 07833 053749, or email if that’s easier with a few details.

Do you protect the property while you work?

We put dust sheets over floors and furniture near the work first, and the area is kept tidy throughout. At the end, we clear up and show you what we have done.

Can I do any of the installation myself?

The refrigerant side has to be done by a qualified engineer working for an F-Gas certified company. That is the law, not just our preference, and manufacturers expect it for their warranty too. We’re happy to quote for the full job, supply to commissioning.

How soon will you get back to me?

The same working day. Then we agree a date that works for you, with a fixed price before work starts.

Why does my air conditioning run but not cool?

It can be anything from a dirty filter to a refrigerant leak. We read any fault code and test the system to find which and you get a fixed price before the repair.

Is it legal to repair an R410A system?

Yes. Any leak is repaired before recharging, and the work is recorded, and we tell you honestly whether a repair is worth it on an older system.

How it works

There’s very little for you to do on the day. Just let us in and point us to the units, or to where they’ll be fitted, and the rest is down to us. At the end, we tidy up and run through the work with you. Some blocks in Burlington Estate need contractor details in advance, so tell us what your building needs.

  1. Diagnosis comes first: codes, electrics, airflow, drain and refrigerant.
  2. Next, a plain explanation and a fixed price.
  3. Where a repair does not make sense, you’ll hear it from us, with the alternatives.
  4. Then the fix, with leaks repaired before any refrigerant is added.
  5. Finally, a check that it’s working and a record of what we did.

How to prepare

  • Give us access to the outside wall, roof or yard where the outdoor unit sits
  • Keep pets and children away from the work area
  • Tell us about parking and loading

Photos are enough for some jobs; others need a visit first. Bigger systems, commercial sites and awkward pipe routes are normally surveyed on site. Either way, the quote is fixed before anything goes ahead.
