Haywards Heath is a commuter town, and many people who work from home part of the week want a study that stays cool on summer afternoons. Next door, Cuckfield and Lindfield both have conservation areas that date back to 1969. This guide looks at the cost of air conditioning in all three, with a focus on the questions those two points raise.
Typical costs
Our installation prices include supply, installation, commissioning and F-Gas documentation. All + VAT:
- £1,200–£2,200: one room
- £2,800–£4,500: two rooms on a multi-split
- £4,500–£8,500: three to five rooms
Annual servicing is £95–£150 and a repair visit starts at £75 for diagnosis. A full air-to-water heat pump is £8,000–£16,000 before the £7,500 grant.
Cooling a home office
A study with a computer, a monitor or two and a west-facing window can get warm quickly. The heat from equipment counts when we size the unit, so tell us what runs in the room. A small wall-mounted split is often the right fit, and it can heat the room in winter too. If you might add a bedroom later, a multi-split outdoor unit with spare capacity can save a second unit on the wall.
Two things affect the price most in a home office: where the outdoor unit goes, and how far the pipes travel. Cuckfield, Lindfield and the town
Mid Sussex District Council’s conservation areas list includes Cuckfield (1969, extended 1989), Lindfield (1969) and The Heath (1989), whose appraisal is filed under Haywards Heath. Outside those areas, most of the town’s houses fall under the normal national rules set out below. In any conservation area, an outdoor unit on a wall or roof that fronts a road isn’t permitted development. If the property is listed, external work needs listed building consent as well.
That usually leads us to a rear position, sometimes with a longer pipe run, and a careful choice of a quiet outdoor unit. If you’re in one of these areas, send us a few photos of the back of the house before the survey and we can look at options early.

National rules
The Planning Portal explains when an air source heat pump on a house is permitted development. The outdoor unit (and any housing) must be no more than 1.5 m³, comply with MCS 020(a), not be used solely for cooling, not be on a pitched roof, and not be within the grounds of a listed building. Air-to-air systems have been covered since 2025. Flats have different, smaller limits, and a cooling-only unit needs checking with the council.
Grants
The Boiler Upgrade Scheme can pay £2,500 towards an air-to-air heat pump if it replaces your existing fossil-fuel heating and heats the whole home. A single unit cooling a study alongside a gas boiler wouldn’t qualify. An air-to-water heat pump gets £7,500. We’re MCS certified and apply on your behalf.
VAT
From 1 May 2023 to 31 March 2027, qualifying heat pumps installed in homes are zero-rated under HMRC Notice 708/6; after that the rate is 5%. HMRC says most air conditioning units are air source heat pumps but each case turns on its facts, so we confirm the VAT on your quote. This is general information, not tax advice.

It depends on the room, the windows and the equipment in it. We size it on the survey rather than guess.
Can I cool my study and get the grant?
Only if the system replaces your fossil-fuel heating and heats the whole home. A single cooling unit alongside a boiler doesn’t qualify.

Yes. Mid Sussex District Council lists Lindfield as a conservation area designated in 1969.
Do you need to visit?
