Our air conditioning service in TN17

Across TN17, every installation follows the same steps: survey, fixed-price quote, a neat installation, full commissioning and the F-Gas paperwork. The price is fixed up front and the records are handed over at the end. The work covers ducted systems, ceiling cassettes and multi-split systems, and common reasons people get in touch are bedrooms and offices that overheat in summer and working from home in a room that gets too warm.

Everything the job needs comes with us, from tools and test equipment to ladders and dust sheets. You only need to give us clear access to the units, or their planned positions, and to the fuse board. On site, the work takes anything from a day for one room to several days for a multi-room or ducted system.

  1. First the diagnosis: a survey of the rooms, the walls, the outside and the electrics.
  2. Next, a recommendation for each room and a fixed price.
  3. Then the work: units up, pipes and drain run, and a new circuit where needed.
  4. Before it runs, the pipework is proved tight and put under vacuum.
  5. The sign-off: commissioning, a walk through the controls, and the F-Gas records and warranty details.

How we quote

The price reflects the work, not guesswork. That’s why we look at the job first, from pictures or on a survey, and why the quote is fixed before we start.

Air conditioning across TN17: local notes

From Cranbrook, Goudhurst and Benenden outwards, TN17 has every kind of home. We survey every property before we quote, then a fixed-price quote.

TN17 is part of a working area that runs from Greater London to the Sussex coast and out to Oxfordshire and Essex. One phone number covers all of it.

Cranbrook: Homes near Congregational Church are a good example of where we look up the heritage status of the building before fixing anything to it. Most people start with the room that gets hottest, then add more rooms on a multi-split if needed.

Rented and managed buildings

When the building owner and the occupier are different, it’s worth checking the agreement for who looks after the system. We can quote either party, and the paperwork can go to both.

For anyone managing more than one building, we can plan visits across the portfolio and price them together. Every address has its own paperwork, so each one has its own history.

What happens if it’s left?

Fans and portables move warm air around rather than removing it. A properly installed split moves heat outside, keeps the noisy parts out of the room and in most cases heats too, so it earns its keep all year.

What your quote should include

  • How VAT is shown, and which rate applies
  • Whether they hold F-Gas company certification, not just individual qualifications
  • Whether the quote is a fixed price
  • Exactly what the price includes, from supply and fitting to commissioning

Common problems we fix in TN17

Not everyone is after cooling. Direct electric heaters convert electricity into heat one for one, while an air-to-air heat pump moves heat from outside, which means more heat out than electricity in. That’s how most modern split systems work.

Reasons to give us a call include:

  • Rooms heated by plug-in heaters
  • Commercial rooms that are too warm for staff
  • Rooms that get too hot to sleep or work in
  • Rooms under the roof that stay hot into the night

What the work involves, system by system

Wall-mounted split systems

A single-room split is typically £1,200–£2,200 + VAT, with supply, fitting, commissioning and the F-Gas paperwork included. Long pipe runs, difficult access and a new circuit affect where your job sits in the range.

Ceiling cassettes

A cassette sits flush in a suspended ceiling and spreads air in several directions, which suits offices, shops and open-plan spaces.

Questions from TN17

Does servicing affect my warranty?

Each manufacturer decides. If servicing is in the terms, missing one could affect a claim and we will tell you what your brand asks for.

Can I have air conditioning in a flat?

In many cases, but permissions come first. You’ll typically need the landlord’s or management company’s consent for the outdoor unit and the pipe route and the lease will say. Permitted development rules for flats are also tighter than for houses, and we flag anything that may need permission. This is general information, not legal advice.

Will you make a mess?

We start with protection: dust sheets over floors and anything close to the work. Holes and fixings are agreed with you, and we clean up afterwards when we finish.

Will you work on another installer’s system?

Yes. We look at it first and tell you what we find, including anything about the original installation that needs putting right. You get a fixed price before any work goes ahead.

Do you offer maintenance contracts?

Yes. Send details of the systems and how they’re used and we’ll propose a schedule and quote for it. Leak checks required by the F-gas rules can be built in for larger systems.

Can I do any of the installation myself?

Not the refrigerant work. Under the F-gas rules, it must be done by qualified engineers from a certified company, and a new circuit is notifiable under Part P unless a registered electrician, such as a NICEIC approved contractor, does it.

How long does it take to fit air conditioning?

A single-room system is usually fitted in a day. Multi-split, ducted and cassette systems take longer and the quote says how long to expect.
