- Workspaces that overheat on warm days
- Missing F-gas records for commercial systems
Commercial air conditioning for homes and businesses in Osea Island
Where equipment generates heat around the clock, the cooling has to keep pace. We look at the heat load and how the room is used, and can discuss backup units, so a single fault doesn’t leave the room without cooling. If the problem is F-gas leak checks and records that are overdue and installs that must fit around trading hours, we can help.
In a village like Osea Island, commercial air conditioning is typically for a pub, a shop, a surgery, a village hall or a rural business. Older buildings may be listed, so planning comes first.
Think of the paperwork as the system’s health record: a dated account of the work and the readings we took. If anything goes wrong later, it helps the next engineer and the manufacturer and it’s worth keeping safe.

What you can do yourself, and what needs us
There are a few things you can safely do yourself: keeping the outdoor unit clear, checking the mode and set temperature, and the routine cleaning in the manual. Anything inside the units, the electrics and the refrigerant is engineer’s work.
Owner care supports servicing; it does not replace it. Clean filters and a clear outdoor unit help the system run as it should, but the inside of the units, the refrigerant and the electrics still need a qualified engineer.
What happens on the day
Anything involving refrigerant is handled by F-Gas qualified engineers, as the law requires, and electrical work is done by us as NICEIC approved contractors. So on the day, you don’t need a separate electrician for the electrical side. The work takes a few days for a small shop or office, longer for VRF across several floors. We agree a date with you and plan the visit to Osea Island so we arrive with what’s needed.
- You tell us about the building and what’s needed.
- We survey the site to check heat gains, layout and access.
- We set out the options, the price and the programme.
- We install around your hours, phased where necessary.
- We commission it, hand it over and can set up a maintenance contract.
Getting ready for the visit
- Let us know where we can park and unload
- Clear a path to the units and the space around them
- Make sure we can reach the outdoor unit, or where it will go

Common questions in Osea Island
Will you come out to Osea Island?
Yes, and the size of the place makes no difference to how we work. A few photos and the postcode are enough to get things started.
Does sea air affect air conditioning in Osea Island?
It can. Osea Island is within about 2 miles of the coast, and salt air speeds up corrosion on outdoor units. We site outdoor units out of the worst of the sea wind where possible and can suggest models with corrosion protection where the manufacturer offers it.
Whose job is it to check the system for leaks?
Whoever operates the equipment, together with the technicians who service it. Systems below 5 tCO2e fall outside the set leak check intervals, while larger ones need checks at least every 12 months, or every 6 months from 50 tCO2e. We will work out which band applies to yours.
Can I do any of the installation myself?
The refrigerant side has to be done by a qualified engineer working for an F-Gas certified company. That’s the law, not just our preference, and it also matters for the manufacturer’s warranty. We can quote for the whole job, from supply to commissioning.
How long does a commercial installation take?
A typical installation takes from a couple of days for a few cassettes to a planned programme for a whole building. Phased or out-of-hours work may extend it though it keeps disruption down.
Will you make a mess?
Protection goes down first: dust sheets over floors and anything close to the work. Holes and fixings are agreed with you, and we clean up afterwards before we leave.
Do you work on all makes?
We install and work on the leading makes, including Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. Send us the make and model if you have it.
How the job changes from property to property
Shops and restaurants
For a discreet finish, ducted systems and cassettes are popular.
Hotels and schools
In schools, the holidays are the natural time for installation, with the programme agreed well in advance.
After we have gone
Here’s the after-treatment advice, in brief:
- Keep a log for each system
- Note the 5-yearly TM44 date for systems over 12 kW
- Report noises, leaks and faults early
Should anything seem off after handover, give us a ring on 07833 053749 or fill in the contact form and we will look into it. Our 24/7 emergency line covers breakdowns.
Plan replacements before old systems fail especially where top-up refrigerant is getting harder to buy.
