What commercial work looks like in Hawkwell
Food Standards Agency data counts about 23 cafés, restaurants and staff canteens, about 10 schools and colleges and about 3 care homes, nurseries and hospitals within roughly a mile and a half of the centre of Hawkwell. Many of those sites need air conditioning that’s sized for long hours and maintained on a schedule.
If you look after a church or hall such as Emmanuel Parish Church, an air-to-air system that warms up quickly can suit a building used on and off, subject to the right consents. For premises near Hockley station, we plan plant positions and working hours with the landlord or managing agent first, where there is one.

How we handle commercial air conditioning in Hawkwell
The right system depends on the building. Wall-mounted splits suit small offices and single rooms, cassettes suit open ceilings, ducted units hide away in ceiling voids, and VRF or VRV serves many rooms from shared outdoor units. We explain the options and why we’d choose one over another. We’re often asked to deal with older systems on refrigerants that are getting scarcer and fit-outs and refurbishments that need new air conditioning, across server and comms room cooling, wall-mounted split systems and multi-split systems.
Businesses near Hawkwell often have room for outdoor units on the ground at the back, which keeps them out of sight and easy to service.
Some manufacturers make regular servicing by a qualified engineer a condition of their warranty. Where yours does, a regular service with us keeps that side in order, and every service is written up.

How the visit works
We book the visit for a day and time that suit you, and we keep you posted if anything changes. On arrival, the engineer compares the job with the survey, your pictures or the details you gave us. If something is different, we talk it through with you before carrying on. From there, the work takes from a couple of days for a few cassettes to a planned programme for a whole building. Because we plan from pictures or a survey, a job in Hawkwell can usually be finished in one visit.
- We visit the site to look at the building, how it’s used and what the system needs to do.
- You get a fixed-price quote with the equipment, the layout and the programme set out.
- We agree a programme that suits the site, including evening, weekend or phased installation.
- We fit the units, run and test the pipework, connect the condensate and wire in the controls.
- Finally it’s commissioned and handed over, with the refrigerant records and manuals for your files.
How to prepare
- Find the manual or the paperwork for the system, if you have it
- Arrange for someone to be there to let us in
- Mention any managing agent or landlord rules we need to follow

Questions from Hawkwell
Can I fit air conditioning in Hawkwell without planning permission?
That depends on the building and where the outdoor unit goes. A conservation area takes in the middle of Hawkwell. A system that heats as well as cools may not need an application on a house, provided it stays within the permitted development limits. Cooling-only units get no such allowance, and listed buildings and road-facing positions in conservation areas need more care. We speak to the local planning authority (for Hawkwell, typically Rochford council) when it matters.
Is Hawkwell within the area you cover?
Yes, and the size of the place makes no difference to how we work. A few photos and the postcode are enough to get things started.
Do you work on commercial properties?
Yes. From one rented home to commercial buildings, we work the same way: a look first, a fixed-price quote and written records.
Does my building need a TM44 inspection?
At over 12 kW, inspections are due at least every 5 years. An accredited energy assessor does the inspection, and we can carry out the recommended work.
Will you make a mess?
Floors and furniture near the work are covered with dust sheets before any work starts, and we tidy up as we go. At the end, we clear up and show you what we’ve done.
When will I hear back?
The same working day. Then we agree a date that works for you, and you get a fixed price before any work goes ahead.
Are you F-Gas certified?
As the law requires for refrigerant work, we’re an F-Gas certified company. We are also NICEIC approved, MCS certified for heat pumps and Checkatrade members.
Looking after your system
After the visit, a few habits help:
- Keep a log for each system
- Show staff how to use the controls properly
- Track when the next TM44 inspection is due
For systems that require leak checks, the first date goes in the diary and can include it in a maintenance contract.
Keep records of every service, leak check and repair. For systems at or over 5 tCO2e, they’re required.
Safe owner checks
For air conditioning, cleaning the indoor unit’s filters is the main job owners can do, if the manual says so. With the power off, they lift out, can be vacuumed or rinsed and must be fully dry before they go back. On a heat pump, the equivalent is keeping the outdoor unit clear and checking the controls.
Leave the units and pipework where they are. Disconnecting a system means dealing with refrigerant, which only a qualified engineer can do, and the electrical side needs a competent person. If you need something moved, we can quote for it.
Managing agents and facilities teams in Hawkwell
Portfolio owners often want one contractor and one number. We work across London and the South East, so a run of properties can go into one programme and kept to a regular schedule.
From a single flat to a whole estate, the approach is the same: a look at the job first, a fixed-price quote, work booked with the occupier and written records afterwards.
From one of our customers
“Very professional from the initial survey through to installation. The engineer explained everything clearly and the quote was exactly what we paid. Would not hesitate to recommend AirCon Doctor.”
