FAQs for Creeksea

Is air conditioning in Creeksea permitted development?

There’s no single answer: the building and the outdoor unit position decide it. Historic England lists about 4 buildings and structures within half a mile of the centre of Creeksea. Permitted development only covers heat pumps that are not used solely for cooling, and not within the grounds of a listed building. Conservation areas add limits on outdoor units facing a road. Where necessary, we check with the local planning authority (for Creeksea, typically Maldon council).

Is Creeksea within the area you cover?

Yes, and the size of the place makes no difference to how we work. A few photos and the postcode are enough to get things started.

Is there a survey before the work?

Yes. Photos often do the job for simple work, while larger systems and faults that need testing are seen on site.

What accreditations do you have?

We are an F-Gas certified company, with NICEIC approval for electrical work and MCS certification for heat pumps. We’re also Checkatrade members.

Can you look at a system you didn’t fit?

Yes. We start with a proper look and tell you honestly what we find, including any issues with how it was fitted. You get a fixed price before any work goes ahead.

Which type of air conditioning is best?

Number of rooms, space outside and how much of the unit you want to see all decide it. Ducted units need a void or loft, and cassettes need a suspended ceiling and the survey confirms what’s possible.

How do you size the system?

Floor area is only part of it. Glazing, orientation, the roof and what goes on in the room all affect it, and we take them all into account on the survey.

Air conditioning for homes and businesses in Creeksea

Most modern split systems run as heat pumps, so they can heat as well as cool. The Energy Saving Trust recognises that air-to-air heat pumps often go by the name air conditioning, and a well-chosen system can earn its keep all year round. Whether you call it air con, air conditioning or an air-to-air heat pump, in Creeksea it means the same thing to us: the right unit in the right place, fitted and commissioned properly.

The electrics are part of the job: a dedicated circuit where the unit needs one, certified under NICEIC, so the electrical paperwork comes with the installation.

In a village like Creeksea, many homes are older, and some are listed. That matters, because a listed home needs consent and permitted development rules do not apply to it.

Nothing is signed off by word of mouth: commissioning details and F-Gas records for a new system, a note of the fault and the fix for a repair, or a service record. Keep it with the system’s paperwork, because it helps with any later warranty question.

Landlords, agents and facilities managers

The F-gas rules share responsibility for leak checking between the equipment’s operator and the service technicians. Where a building is let or managed, the lease or contract should make clear who looks after the system and we’re happy to deal with whoever it is.

When the building owner and the occupier are different, it’s worth checking the agreement for who looks after the system. We can quote either party and send the records to whoever needs them.

What air conditioning can’t fix

We will not sell you work that doesn’t address the problem, so here are the limits:

  • Damp or condensation caused by leaks or poor ventilation in the building (that needs the cause fixing)
  • A room that cannot take an outdoor unit or pipe route without the landlord’s, management company’s or council’s consent (that consent comes first)
  • Stuffy rooms that need fresh air rather than cooling

If in doubt, call 07833 053749 or fill in the contact form and we’ll say what we think.

How it works

We book the visit for a day and time that suit you, and we let you know if plans need to move. When we arrive, we check the job against the survey or the photos you sent. If something is different, we talk it through with you before carrying on. After that, it takes about a day for a single-room system, longer for multi-room and ducted systems. Somewhere like Creeksea, it helps to know about lanes, gates and where to park.

  1. We start by looking at the rooms, the walls and where the outdoor unit can go.
  2. Cooling loads are worked out room by room, and the written price names the make, the model and every position.
  3. On the day, we fit the indoor and outdoor units and run the pipework, cable and condensate drain.
  4. Once the electrics are connected, the pipework is tested for leaks and put under vacuum before any refrigerant flows.
  5. Finally, it’s commissioned, tested in each mode and handed over with the F-Gas records.

Before we arrive

  • Mention any managing agent or landlord rules we need to follow
  • Clear access to the fuse board
  • Plan for pets to be kept clear during the visit

How to get a quote

VAT is set out clearly on every quote, with the rate that applies to your job. Homes, businesses and different kinds of work can be treated differently for VAT, so we confirm it in writing rather than guess. To get one, phone 07833 053749 or use the quote form.

What you can do yourself, and what needs us

Good habits make our visits easier, not unnecessary. Clean filters and a clear outdoor unit help the system run as it should, but the inside of the units, the refrigerant and the electrics still need a qualified engineer.

Never try to top up, release or handle refrigerant yourself. Under the F-gas rules, engineers need their own qualifications and the company must be certified, and escaping refrigerant can cause cold burns. A suspected leak is our job, not yours.

Air conditioning in Creeksea: local notes

About 69% of households live in detached or semi-detached houses, according to the last census (2021). A side passage or back wall normally gives the outdoor unit a home, and more than one bedroom can be cooled through a multi-split.

Starting with one room is common, and the outdoor unit can be chosen with more rooms in mind. If your home is in one of the older streets near Church of All Saints, it’s worth checking whether it’s listed or in a conservation area before an install.
