Bilting air conditioning servicing
Our engineers work in Bilting on air conditioning servicing. A look at the job first, a fixed-price quote and written records at the end.
- Frost or ice on the refrigerant pipes
- New noises from the indoor or outdoor unit
- Condensate leaking into the room
How the job changes from property to property
Wall-mounted, ducted and cassette units
Cassette units are set into the ceiling and blow air in several directions. The grille drops down for the filters, and the drain and pump are checked inside.
Fans and electrics
We test the controls, the modes and the timers to make sure the system responds properly.
Air conditioning servicing for homes and businesses in Bilting
For an annual service, the price is £95–£150 + VAT, confirmed before the visit is booked. Larger systems with several indoor units, ducted units or commercial plant are priced on their details. There’s no guessing at the bill afterwards. If the problem is weaker cooling than last year and condensate leaking into the room, we can sort it out.
Around Bilting, outdoor units sit close to gardens and greenery, where seeds and leaves collect on the coil. A yearly service clears them.

How the visit works
Anything involving refrigerant is handled by F-Gas qualified engineers, as the law requires, and electrical work is done by us as NICEIC approved contractors. So on the day, you do not need a separate electrician for the electrical side. The work takes anything from an hour for a simple split system to most of a day for a larger installation. A few photos help us make the most of a visit to Bilting.
- When you book, we ask what make it is, how many rooms it serves and whether anything seems wrong.
- On arrival, a quick performance check shows how well it’s working before the clean.
- Filters, coils and the condensate drain are cleaned and cleared.
- Next come the terminals, the controller and the refrigerant side, with a leak check if the system’s size makes one a legal duty.
- A service record follows, with any faults and the options for fixing them.
Getting ready for the visit
- Let us know if the units are on a roof, a high wall or in a locked area
- Tell us about any building rules, permits or sign-in
- Give us access to the outside wall, roof or yard where the outdoor unit sits
Ask for a quote
Getting a quote is straightforward. Call or email with a few details and we’ll come back to you the same working day. If we need to see the property first, we book a survey at a time that works for you.

Questions from Bilting
Can you do air conditioning servicing in Bilting?
Yes. Bilting is one of the places we cover. Get in touch with the details and we reply the same working day.
How often should air conditioning in Bilting be serviced?
Once a year suits most home systems. Business systems may also need F-gas leak checks, at least every 12 months from 5 tonnes CO2 equivalent.
Do you offer emergency call-outs?
Yes. There’s a 24/7 emergency line for breakdowns that cannot wait. Call 07833 053749 and tell us what’s happened.
Can landlords and managing agents book you?
Yes. From one rented home to commercial buildings, we work the same way: survey or diagnosis, a fixed price and proper paperwork.
Does my air conditioning need an F-gas leak check?
The requirement starts at 5 tCO2e. Many small split systems fall below it: 3 kg of R32, for instance, is about 2.0 tCO2e. We read the charge from the label and work it out for you.
Will servicing keep my manufacturer’s warranty valid?
The answer is in your manufacturer’s warranty conditions. Where servicing is a condition, keeping an annual service record helps show the terms were followed and we’ll help you check what applies.
Is a regas part of an air conditioning service?
A service doesn’t include adding refrigerant. If a system has lost refrigerant, it has leaked from somewhere. We check the refrigerant performance, and if we suspect a leak we explain how it can be found and repaired.
Servicing in Bilting: local notes
About 65% of households live in detached or semi-detached houses, according to Census 2021 figures. Wall bracket, ground pad or flat roof: knowing where the outdoor unit is saves time on the day. The centre of Bilting lies within a conservation area. Everett House, listed at grade II, is one of roughly 9 protected buildings and structures in the half-mile around Bilting’s centre. Swapping an outdoor unit on a listed building or in a conservation area may need consent, so we will flag it if a replacement is needed.
Schools such as Wye School can book servicing for half term or the summer break, when rooms are empty. A service once a year suits most home systems, and some business systems need more.

After we have gone
To keep the system working properly:
- Do not wait for a small drip to become a leak
- Keep plants, bins and stored items away from the outdoor unit
- Clean the filters between services, as the manual describes
Once we have gone, use the system as normal and see how it performs. If you notice anything unusual, ring 07833 053749 and we will talk it through.
Book a service at least once a year, and more often if the system works hard or the rules require it.
What air conditioning servicing cannot fix
Air conditioning servicing cannot fix everything, and we’d rather say so up front. It won’t put right:
- Lost refrigerant, where the fix is a leak repair
- Rooms that gain heat faster than any unit could cope with
- Cooling capacity that does not match the space
If in doubt, call 07833 053749 or email us and we will say what we think before booking.
