About our air conditioning repair in Broom Street
Diagnosis call-outs start from £75 + VAT. When the cause is found, the repair is priced before anything else is done, so you can decide with the facts in front of you. We’re often asked to deal with a flashing light and a system that won’t run and drips from the indoor unit, on ducted systems, multi-split systems and heat pumps.
A visit to Broom Street is planned so we can normally finish in one go, though some parts have to be ordered from the manufacturer.
Some manufacturers make regular servicing by a qualified engineer a condition of their warranty. Where yours does, a regular service with us keeps that side in order and each visit is recorded.

Do you need air conditioning repair in Broom Street?
Noises typically have a mechanical cause. Fan bearings, loose casing, leaves or debris in the outdoor unit and vibrating pipework are typical causes, and some noises point to the compressor.
What we’re most often called about:
- Rattling, buzzing or grinding noises
- Frost on the pipework
- Weak airflow from the indoor unit
If the display shows a code, write it down: it helps narrow down the fault.
What your quote should include
- What the manufacturer’s warranty covers and for how long
- The make and model of any parts or equipment being quoted
- Whether the quote is a fixed price
Air conditioning repairs in Broom Street: local notes
Broom Street is within about 2 miles of the coast. Coastal outdoor units can suffer from corroded coils and terminals, which can lead to poor cooling or trips. The Valuation Office Agency’s council tax figures put about 39% of homes across Broom Street and its surrounding area before 1919, and about 46% of households live in terraced houses, according to the last census (2021). In a terrace, the route to the back garden decides how the visit is planned. Draw a one-mile circle round the middle of Broom Street and it takes in 3 conservation areas. Historic England lists about 12 buildings and structures within half a mile of the centre of Broom Street, including Church of All Saints (grade I). For most visits that makes no difference. It only comes up when an outdoor unit has to be replaced on a protected building.
If a system fails at a school such as Graveney Primary School, our 24/7 line takes the call, and planned repairs can wait for the holidays.

The process
The first job on site is protection: sheets over the floor and any furniture nearby and nothing is moved without asking you. Then the electrics are made safe and the work begins. It takes an hour or two to diagnose most faults, with the repair time depending on what we find, and we tidy up before we leave. A few pictures help us make the most of a visit to Broom Street.
- Diagnosis comes first: codes, electrics, airflow, drain and refrigerant.
- Then the prescription: what’s wrong and what it will cost to put right.
- If the repair isn’t worth doing, we say so and explain the options.
- Then the fix, with leaks repaired before any refrigerant is added.
- Sign off: prove it works and record the visit.
Preparing for the visit
- Make sure someone can let us in at the agreed time
- Unlock any gate, garage or side passage we need
- Mention any roof access, ladders or high-level work

Questions from Broom Street
Will you come out to Broom Street?
Yes, smaller places are covered as well as towns. We’re based in East Grinstead and plan each visit so the job can be finished in one trip where possible.
Does being near the sea make a difference to air conditioning repair in Broom Street?
It can, as Broom Street is within about 2 miles of the sea, where salt in the air is hard on coils and fixings. Corrosion on the outdoor unit is one of the things we check when we diagnose a fault.
My air con is showing an error code. What should I do?
Each manufacturer uses its own codes, and one code can have more than one cause. Tell us the code, the make and the model, and we will diagnose the fault on site.
How long does the visit take?
On site, it takes anything from an hour or so to a full day, depending on the fault and the parts. Bigger or more complicated systems take longer, and we will tell you what to expect.
What causes ice on the indoor coil?
When airflow drops or refrigerant is lost, the coil gets cold enough to ice. Check the filter first, and if it’s clean, the system needs a diagnosis.
Why is water dripping from my indoor unit?
Typically a blocked or kinked condensate drain, a failed condensate pump or a unit that isn’t level. Ice on the coil from low airflow or low refrigerant can also melt and drip. Turn it off and call us on 07833 053749 or send an email.
Do you provide F-Gas records?
Yes. It’s the record a manufacturer or the next engineer will ask to see: the date, the work, and any refrigerant added or recovered.
What owners can safely do
Don’t move, re-route or disconnect units or pipework yourself. Moving a unit involves the refrigerant circuit, so it needs an F-Gas qualified engineer, and the electrics need care too. Ask us to quote for a move instead.
Keep a note of anything odd: error codes, noises, drips, smells or a drop in performance. It makes our diagnosis quicker, and a photo of the display helps even more.
Honest limits
It’s worth knowing the limits before booking:
- A system that was undersized for the room in the first place (that needs a bigger system, not a repair)
- A building problem rather than a system fault
- An R22 system that has lost its refrigerant
If you are not sure, just give us a ring on 07833 053749, or email if that’s easier and we will give you a straight answer before booking.
