Fitting air conditioning in Brighton and Hove is rarely just a matter of picking a unit. Many jobs involve one or more of three things: sea air, a heritage setting, or a building you share with other people. None of these stops a job, but each can add time, materials or paperwork.
Here are our prices, then the three Brighton factors, then the rules on planning, grants and VAT.
Installation prices in Brighton and Hove
| Job | Price + VAT | What’s included |
|---|---|---|
| Single room split | £1,200–£2,200 | Equipment, installation, commissioning and F-Gas documentation |
| Two-room multi-split | £2,800–£4,500 | |
| Three to five rooms | £4,500–£8,500 | |
| Annual service | £95–£150 | Cleaning, checks and records |
| Commercial and VRF | After survey | Design and fixed-price quote |
Repairs start with a diagnosis visit from £75 + VAT.
Salt air on the seafront
Outdoor units near the sea collect salt. Left alone, it can corrode the aluminium fins and the casing, and that shortens the unit’s life. For homes and businesses close to the front we plan for it:
- a position sheltered from the prevailing wind and spray where possible;
- a coated coil or coastal model where one is available for your chosen unit, priced as an option;
- regular servicing that includes washing salt off the coil.

Flats and shared buildings
If you own a flat, the outside walls and roof usually belong to the landlord or a management company, not to you. You will normally need their written consent to fix an outdoor unit or run pipes, and your lease may set conditions. Get this sorted before the survey if you can; it’s the most common cause of delay. Our article on leasehold consent explains how to ask. This is general information, not legal advice.
Permitted development limits for flats are tighter too: the outdoor unit must be no more than 0.6 m³, and other conditions apply. Converted houses with flats on several floors may also need a longer pipe route to reach a suitable spot, which affects the price.

Conservation areas and listed buildings
Brighton and Hove City Council says the city has thirty-three conservation areas, the first two being Brunswick Town and Cliftonville. In a conservation area, an outdoor unit can’t go on a wall or roof that fronts a road if you want to rely on permitted development. An Article 4 direction can remove rights altogether. Listed buildings need listed building consent for most external works.
In practice that means looking for a rear yard, a lightwell or a flat roof behind a parapet. We’ll suggest options on the survey and can supply the product details the council asks for. See our listed building guide for more.
Planning outside those areas
The Planning Portal explains when a heat pump on a house is permitted development: outdoor unit no bigger than 1.5 m³, MCS 020(a) compliant, not used only for cooling, not on a pitched roof. Air-to-air heat pumps have been covered since 2025. Units that only cool are not, so the council would need to be asked.
Grants, VAT and businesses
A home that replaces gas or oil heating with an air-to-air heat pump that heats the whole property may get £2,500 from the Boiler Upgrade Scheme, or £7,500 for air-to-water. The system can’t be added alongside a boiler. We’re MCS certified and apply for you.
HMRC’s Notice 708/6 zero-rates qualifying heat pumps in homes until 31 March 2027, then 5%. We confirm the VAT on your quote. Shops, restaurants, offices and hotels pay standard-rate VAT. This is general guidance, not tax advice.

Quick answers
Will a seafront flat in Hove cost more?
It can, if the unit needs a sheltered spot further away or a coated coil. Getting consent from the building owner is the other step to plan for.
Do I need planning permission in a Brighton conservation area?
Often not for a heat pump hidden at the back, but you do if it would face a road, and an Article 4 direction may change that. We check before quoting.
How often should a coastal unit be serviced?
At least once a year, and we may suggest a coil rinse more often for units right on the front.
Can you fit air conditioning in a Brighton restaurant or shop?
Yes. We survey first, then give a fixed-price quote. VAT is at the standard rate for businesses.
